Since 1947, the Urban Land Institute (ULI) has
harnessed the technical expertise of its members to help
communities solve difficult land use, development, and
redevelopment challenges.
TAPs are typically one-day intensive working sessions where our
expert panel addresses a set of questions proposed by the
sponsoring organization - a local government, non-profit
organization, or developer – about a specific development issue
or policy barrier within a defined geographic area. ULI
assembles an interdisciplinary panel of experts who explore the
project, interview stakeholders, and make recommendations.
Panels approach the assignment from all perspectives, including
market potential, land use and design, financing and development
strategies, and organization and implementation. This objective
and diverse team of real estate and planning professionals would
not be available "for hire" anywhere. The strength of the ULI
Technical Assistance Panel Program lies in the cross-section of
experts examining the issue from all angles and producing an
implementation strategy that is based on sound information,
community realities, and best practices.
Why Holly Avenue?
The
Holly Avenue neighborhood located on the southwestern edge of
downtown Winston-Salem has several projects underway in the
adjacent areas, such as the new Baseball Park, West End Village
(multiple phases), and major expansion and renovations to the
historic Sawtooth Building into the Downtown Arts Center.
The TAP would work to provide solutions to provide connectivity
for these projects and protect the integrity of the historic
Holly Avenue neighborhood. Additionally, this effort will be
used as an initial step for all of the area stakeholders to
share their own long term goals and synthesize these into a
common planning and implementation goal. This process will
assist our coordinated efforts to pursue future funding and
resources to bring these efforts to a reality.
